Creation of architectural renderings to produce images that accurately reflect the planned environment, helping to communicate design ideas.

REPORTS AND CERTIFICATES

Building Evaluation Report (IEE)

The Building Assessment Report is a document that certifies the situation in which the buildings are located, at least in relation to their state of preservation, with compliance with current regulations on universal accessibility, and with the degree of its energy efficiency.

Technical Inspection of Buildings (ITE).

All buildings constructed more than 50 years ago must pass a non-destructive building condition survey, carried out by an architect or an architectural technician which involves a visual inspection of the building, without the need for intrusive tests.

Building Conservation Report (ICE).

Report on the condition of the building and its energy performance, in order to establish a criterion of priorities for interventions. This report is a requirement when requesting financial aid for the restoration or renovation of communal areas of the building.

Expert Witness reports.

Dispute resolution documents prepared by an architect or architectural technician that reflects the circumstances surrounding a particular event, possible causes, resulting damages and the cost to repair those damages.

Energy performance certificates

Energy certifications assign an A to G rating for a property´s energy efficiency and carbon emissions.

Certificates of occupancy.

Municipal document which guarantees the minimum conditions to be met for housing use. This certificate is required for water and electricity supply applications.

MANAGEMENT

Building License

Management and processing service for the obtaining of the Work License in the offices of the Municipal Registry of the City Council, entry of taxes and construction taxes and presentation of the necessary documentation until the work is completed.

Activity License

Management and processing service to obtain the Activity License at the Municipal Registry Office of the City Council, entry of fees and presentation of the Responsible Declaration and the application for opening license together with the technical project.

Opening License

Management service and presentation of the Responsible Declaration and the application for an opening license together with the technical project and payment of municipal taxes for the obtaining of the Activity License in the offices of the Municipal Registry of the City Council.

Responsible Declaration

Work of management for the request of Responsible Declaration for works of reform in the offices of the Municipal Registry of the City council, entrance of taxes and taxes of construction and presentation of the necessary documentation until finalizing the work.

Project Management

Planning, organising and controlling resources to achieve the project goals whilst honouring time and budget constraints.

Administrative processes and applications with regulatory bodies.

Filing applications with local planning and building authorities, including all follow-up communications until project completion.
